What Is Title Insurance?

Protecting purchasers against loss is accomplished by the issuance of a title insurance policy, which states that if the status of the title to a parcel of real property is other than as represented, and if the insured suffers a loss as a result of the title defect, the insurer will reimburse the insured for that loss and any related legal expenses, up to the face amount of the policy.

Title insurance differs significantly from other forms of insurance. While the function of most other forms of insurance is risk assumption through the pooling of risks for losses arising out of unforeseen future events (such as death or accidents), the primary purpose of title insurance is to eliminate risks and prevent losses caused by defects in title arising out of events that have happened in the past. To achieve this goal, title insurers perform an extensive search of the public records to determine whether there are any adverse claims to the subject real estate. Those claims are either eliminated prior to the issuance of a title policy or their existence is excepted from coverage.

Equally important, Fee Simple Title is run as a small business whose owners genuinely care about superior service and are actively engaged in every aspect of the day-to-day business.

 

The staff at Fee Simple Title is experienced in the title, realty, lending and legal fields and are able to answer all of your questions. We will confidently guide you through the residential/commercial settlement process. Fee Simple Title also provides continuing education seminars to real estate professionals throughout the DC Metro area through various independent real estate schools and through the Maryland Association of Realtors.

John Whetstone Hutton

Having spent some years as a teenager in the DC Metro area, Whet decided to relocate to Washington, DC after graduating from law school. He started his career selling real estate as a licensed realtor and made the transition to a settlement attorney in 1998. As a realtor, purchaser and attorney, Whet has presided over too many settlements to count and takes pride in his ability to work through any problems that arise at the settlement table.

Whet, his wife and three daughters currently live in Montgomery County, Maryland. Prior to graduating from the University of Alabama School of Law, Whet received his undergraduate degree from Vanderbilt University and graduated from Deerfield Academy in Massachusetts.

Christopher J. Patt

Chris grew up in Southern Maryland but left in the middle of high school to live and train in Miami, Florida, as a nationally ranked tennis player. He earned a Division I scholarship to Eastern Kentucky University and played the top spot in both singles and doubles for his three years there before transferring to the University of Maryland (College Park). After graduating from Maryland, he went on to earn his Juris Doctor from the University of Maryland School of Law in 2000. Prior to specializing in real estate law, Chris was a corporate and securities lawyer at a large Boston based law firm in their Washington, DC office.

 

Chris currently resides in Montgomery County, Maryland with his wife and their two sons.
